At each building, SGH completed a visual survey of the roofs and facades, assessed the condition, and documented visible distress and deterioration. We observed a variety of facade materials (brick, stone, terra-cotta, and wood), roofing materials (tile, low-slope membranes, and flashing from roof to facade parapets), and many other building components (chimneys, balconies, window and door fenestrations, and exterior stairs).
SGH summarized our observations in a report for each property, identifying critical items (e.g., loose or displaced components), issues requiring research, and general comments. Using the survey results, Landmarks Illinois notifies owners about items needing repairs to address life safety and maintenance, as well as to preserve the easement of the historic facades.
Landmarks Illinois retained us again the following year to review the same buildings and compare the conditions with our observations from the previous year.
