Scope/Solutions

The Skyhouse Dallas comprises a high-rise apartment building and adjoining eight-level parking garage. During construction of the precast, prestressed concrete parking structure, the project team observed cracks and spalling in several lightweight concrete double tees. SGH was retained by the general contractor to peer review proposed repairs by others.

As part of our peer review, SGH investigated the causes of distress for comparison with the conclusions made by others. The distress primarily fell into two categories: mid-span longitudinal cracking and horizontal cracking at dapped ends.

The proposed repairs for both types of distress included strengthening with a fiber-reinforced polymer (FRP). SGH agreed with the proposed repair approach and visited the site to observe the installed FRP repairs.

At the request of the general contractor, SGH observed the remaining double tees and documented conditions requiring repair. SGH observed the subsequent repair work and provided the project team with a punch list itemizing necessary follow-up work. We also documented the work for the contractor in a project summary letter.
