Scope/Solutions

The nine-story Carrollton Condominium building at 3601 Greenway was constructed in 1955 and features Art Deco accents. In 1979, the building was renovated and converted from apartments to condominiums. SGH conducted a condition assessment of the building enclosure and below-grade parking garage to help the condominium association plan for and implement repairs.

SGH investigated the condition of the below-grade parking garage and the building enclosure, including the above-grade masonry walls, windows, and balcony and terrace waterproofing assemblies. We performed visual surveys and made observations at exploratory openings to document deterioration and distress.

We developed and prioritized conceptual repair options for the association’s consideration. SGH subsequently designed the repairs for balconies and terraces to mitigate leakage and extend their useful life. We also designed repairs to address masonry deterioration at balconies and perimeter parapets.

SGH provided construction administration services for the repair projects, including reviewing submittals, visiting the site to observe ongoing work, and helping address field conditions.
