Scope/Solutions
The garages at 601 and 701 Edgewater Drive, constructed in the early 2000s, provide three and two levels of parking, respectively. The elevated levels consist of prestressed concrete double tee beams supported by structural steel beams and columns. SGH performed condition assessments of the garage structures and subsequently developed a repair program to address deterioration and extend their service life.
SGH evaluated the two parking garages to assess their condition and identify repair needs. Highlights of our work includes:
- Surveying the concrete and steel structure; precast concrete facade elements; vehicular barriers; and waterproofing systems, such as traffic coatings, sealants, and expansion joint seals
- Locating and documenting deterioration in the structural and waterproofing components
- Developing scopes for remedial work and preparing cost estimates for the recommended remedial work
We subsequently designed and prepared construction documents for concrete and waterproofing repairs for both garages, including replacing deteriorated metal-pan stair treads and risers with more durable precast concrete treads. SGH assisted the owner through the bidding and procurement process, and provided construction administration services during the repair project. We developed a phased construction plan to allow ongoing garage operations throughout the project.
