Transforming Existing Buildings: Complex Renovations, Restorations, and Landmark Retrofits

As our building stock continues to age, owners, developers, and architects seek new ways to extend the service life of existing buildings or renovate them to meet the needs and requirements of our current times. However, these projects come with challenges. Renovation work may require analyzing and modifying the existing building structure. Local energy codes may require owners to integrate new mechanical systems and improve the energy performance of an older building’s enclosure. Historic designations may require a building renovation to retain the building’s original fabric or exterior appearance. Proprietary structural floor systems sometimes force designers to ask the question, “How did this work in the first place, and how can we make it work now?” In this in-person seminar, we will explore several projects that tackled the challenge of adapting existing buildings to meet the needs of today’s users and codes.

LEARNING OBJECTIVES

After attending this seminar, participants will be able to:

  • Describe the typical challenges associated with renovating existing buildings.
  • Explain the scope of investigation required to assess and reuse building systems.
  • Identify opportunities to reuse existing systems instead of replacing them with modern systems.
  • Plan investigations of existing building systems prior to construction.

His proficiency extends to conducting thermal and hygrothermal modeling, specifically tailored for assessing building enclosure assemblies, with a specialization in existing and historic building enclosure systems.

Steven Hall | Senior Project Manager

Steven Hall is a leader in structural field investigations for the adaptive reuse of existing structures, with nearly fifteen years of experience in conversions and the historic preservation of buildings. His restoration work includes historic mansions, residences, churches, banks, and libraries. Steven currently serves as Vice Chair of the Existing Buildings Committee for the National Council of Structural Engineers Associations (NCSEA).
