With five stories devoted to the art of coffee, the Chicago roastery is Starbucks’s largest store. The building, located on Chicago’s famed Magnificent Mile, was previously occupied by a large retail tenant and underwent a complete renovation to become the new home for Starbucks’s roasting operations along with multiple coffee bars, a cocktail bar, an artisan bakery and café, and a rooftop terrace. As part of the renovation project to repurpose the twenty-year-old retail store, SGH assessed the condition of the building enclosure and recommended repairs.

Scope | Solutions

SGH surveyed and investigated the condition of the existing window walls and radial curtain walls, including the transition to the adjacent metal wall panels. We also assessed the condition of the skylight, metal wall panels at the parapet, roof membrane, and detailing between the sidewalk and the wall cladding, and performed watering testing to identify leaks into the store.

We developed a rehabilitation plan to address curtain wall vulnerabilities and coordinated our recommendations with the construction drawings for the renovation project. Highlights of our repair design included the following:

  • Reusing the existing glazing and curtain wall framing

  • Replacing the curved aluminum pressure bar covers and matching them to the existing white color

  • Sealing the window wall system and replacing gaskets

  • Integrating the fenestration systems with the adjacent metal wall panels

Our work was coordinated with the ongoing construction, allowing the store to open on time.
