Scope/Solutions

The City of San Francisco undertook a project to rebuild and reinvent the existing Sunnydale-Velasco Housing Authority site. The multi-building, multi‑phase project developed by Mercy Housing California and Related California provides nearly 1,000 affordable housing units and 700 market rate units. The project also includes new streets, utilities, and infrastructure along with several acres of green space and 60,000 sq ft for retail and community services. SGH consulted on the building enclosure design for Block 6, comprising two six-story, 244,000 sq ft buildings with a central courtyard over a continuous below-grade concrete parking structure.

SGH consulted on the design of below-grade and podium deck waterproofing, window and door systems, aluminum-framed storefront, exterior wall cladding, and low-slope roofing. Highlights of our work include:

  • Reviewing the building enclosure design for airtightness, watertightness, thermal performance, condensation resistance, and constructability, and recommending ways to improve performance
  • Helping select systems, such as glazing, roofing, and cladding, and proposing design criteria for windows and storefront systems
  • Developing details to integrate the assemblies, such as tie-ins from the exterior walls to roofs and windows, and locations where waterproofing systems intersect with landscaping, MEP systems, photovoltaic panels, and stormwater retention areas
  • Consulting on the various wall systems, such as exterior cement plaster (stucco), cement board siding, and fiber cement board rain screen, and the low-slope roofing system that also supports a solar array
  • Performing a hygrothermal analyses to evaluate condensation potential in the walls
  • Reviewing a mockup of the wood-framed wall assembly with a punched window
  • Providing construction phase services, including reviewing building enclosure submittals, visiting the site to observe ongoing construction, witnessing air leakage testing of window assemblies, and helping the project team address field conditions
