Scope/Solutions
Pacific Station at 687 South Coast Highway 101 is a mixed-use building consisting of two levels of below-grade parking, approximately 37,800 sq ft of commercial space at grade, and forty-seven condominium units in the upper levels. SGH performed a condition assessment of the below-grade exterior walls as part of pre-purchase, due-diligence effort.
We assessed the condition of the two below-grade levels and the building’s perimeter conditions at grade. Highlights of our work include the following:
- Interviewing building personnel and reviewing relevant project information, including construction documents along with reports and repairs proposed by others
- Performing an interior and exterior survey to document evidence of water infiltration and existing conditions
- Evaluating repair options to address leakage
- Providing recommendations for the client’s consideration

Lane Building, 8th and Spring Streets
The historic Lane Building is a twelve-story, nonductile concrete structure originally constructed in the early 1920s. SGH collaborated with the project team to design seismic strengthening that could be integrated with the proposed program, while maintaining the building’s historic character.
