Pacific Station

Scope/Solutions

Pacific Station at 687 South Coast Highway 101 is a mixed-use building consisting of two levels of below-grade parking, approximately 37,800 sq ft of commercial space at grade, and forty-seven condominium units in the upper levels. SGH performed a condition assessment of the below-grade exterior walls as part of pre-purchase, due-diligence effort.

We assessed the condition of the two below-grade levels and the building’s perimeter conditions at grade. Highlights of our work include the following:

  • Interviewing building personnel and reviewing relevant project information, including construction documents along with reports and repairs proposed by others
  • Performing an interior and exterior survey to document evidence of water infiltration and existing conditions
  • Evaluating repair options to address leakage
  • Providing recommendations for the client’s consideration
