Scope/Solutions
Developed by MidPen Housing and East Palo Alto Community Alliance Neighborhood Development Organization (EPACANDO) on a 2.6 acre site, Colibrí Commons is a new residential community with 136 affordable apartment units in four wood-framed buildings. The property includes common spaces, such as a playground, multipurpose room, after-school learning center, and co-working space, and is conveniently located near shopping and dining, public transportation, and several recreational trails. SGH consulted on the building enclosure design for the project.
SGH collaborated with the architect of record, David Baker Architects, on the design of slab-on-grade and below-grade waterproofing, exterior wall cladding, and the low-slope roofing assembly. Highlights of our work include:
- Reviewing the building enclosure design concept and helping refine systems and components
- Developing details, including waterproofing tie-ins and transitions between horizontal assemblies, such as the fluid-applied waterproofing and traffic coatings and the exterior walls clad with cement plaster and exterior thin brick
- Consulting on the detailing for sunshade attachments and their integration with the cement plaster cladding
- Consulting on the mockup of the exterior wall assembly, including an air and water barrier, a window with associated flashing, and cement plaster
- Assisting with the design of low-slope roofing assemblies supporting photovoltaic panel arrays
- Providing construction phase services, including reviewing shop drawings and submittals, visiting the site to observe installation of the building enclosure, and helping the project team address field conditions
