Scope/Solutions

At sixty stories, Beaudry is one of the tallest residential buildings in the city. The property includes 785 apartments with floor-to-ceiling glass, five levels of below-grade parking for 831 vehicles, a 57th-floor lounge, a podium‑level amenity deck with a pool, and ground-level retail/restaurant space. The design takes advantage of Los Angeles’s temperate climate with operable windows and private balconies at many of the units. SGH consulted on the building enclosure design for the project, which abuts the retail/dining complex, FIGat7th.

SGH consulted on the design of below-grade and podium waterproofing, window walls, exterior walls, balcony waterproofing, and roofing. Highlights of our work include:

  • Helping the design team evaluate and select building enclosure materials and systems and identify performance criteria
  • Recommending ways to improve airtightness, watertightness, and thermal and condensation performance
  • Consulting on the design of the different enclosure systems and the transitions between adjacent systems and components
  • Calculating components and cladding wind loads to determine the recommended resistance for water penetration at window walls and roofing uplift
  • Performing proof-of-concept structural analyses of typical glazing system mullions, glass, and spandrels to assist the design team in developing typical glazing system details and components sizes
  • Analyzing facade movements due to slab deflections, construction tolerances, and thermal/moisture effects, and helping develop details to accommodate movement within the assembly and between adjacent systems
  • Recommending performance values for the enclosure systems, such as U-value and solar shading requirements used by other consultants in their energy model
  • Providing construction phase services, including reviewing relevant contractor submittals, visiting the site to observe installation of building enclosure components and assemblies, witnessing performance testing of window wall assemblies, and helping the project team address field conditions
