Located in the Houston Heights neighborhood, 2125 Yale is a four-story, wood‑framed apartment building constructed over a concrete parking podium that supports two courtyards. The building was completed in the late 2000s and has experienced various leakage issues throughout the property. SGH helped the building owner by investigating the sources of leaks and designing repairs.

SGH’s investigations included visual surveys, observations at exploratory openings to document concealed waterproofing and structural conditions, and water testing to identify leakage paths. SGH developed repairs to address building enclosure deficiencies and structural deterioration, helped the owner identify and select qualified contractors, and performed construction administration for the repair work. Highlights of our work include:

  • Courtyard decks. SGH investigated leakage reported by maintenance personnel and developed repair details to direct water to the drains.
  • Framing deterioration. Tenants in corner apartments felt their units sloped downward toward the exterior. SGH identified deteriorated wood-framing at exterior walls and determined water had been leaking through flashing and weather barrier deficiencies at the windows and adjacent fiber cement cladding. We developed repair documents for shoring and reframing the exterior walls at twelve units, and replacing the weather barrier and flashing, cladding, and windows. During construction, we conducted performance testing on the completed assembly.
  • Enclosed balcony framing. The building includes one stack of enclosed balconies. Similar to the corner units, flashing and weather barrier deficiencies resulted in leakage and framing deterioration. SGH developed repair documents for shoring and reframing the balconies, and replacing the weather barrier, flashing, cladding, and portions of the balcony waterproofing.
