Building Enclosure Failures in Wood-Framed Construction: Case Studies and Lessons Learned

Wood-framed buildings are common in multi-family construction, but enclosure failures can lead to significant hidden damage when water reaches structural components. Understanding how these failures develop—and where buildings are most vulnerable—can help project teams identify warning signs earlier and make more informed decisions about investigation and repair.

In this webinar, we will examine building enclosure failures that cause damage and deterioration in wood-framed structural materials, with an emphasis on multi-family construction. We will introduce common enclosure assemblies, wood-framed structural terminology, and vulnerable interfaces—such as window openings, balconies, and roof-to-wall transitions—that frequently contribute to water-related damage. Using investigation and repair case studies, participants will review methods for evaluating enclosure failures, moisture-damaged wood components, emergency shoring needs, and basic repair approaches. Visual project examples will help attendees recognize early warning signs, advise clients before damage becomes extensive, and respond effectively when concealed structural deterioration has already occurred.

He has expertise in investigating multidisciplinary building failures—including water leakage and moisture control problems, water damage to building systems, structural repairs, and monitoring large-scale repair and reconstruction projects—as well as new construction. His work experience includes residential, commercial, and institutional buildings; parking structures; plazas; schools; hospitals; and many other structures in the public and private sectors.
