1275 Market Street

Scope/Solutions

Constructed in 1977, 1275 Market Street was the headquarters of the California State Compensation Insurance Fund (State Fund) and is located in the downtown financial district. The building experienced water intrusion of varying severity and required repairs. State Fund hired SGH to investigate, repair, and manage the facade rehabilitation for the seventeen-story structure clad in granite panels.

SGH completed a comprehensive condition assessment of the facade and provided repair recommendation. Highlights of our work include the following:

  • Building enclosure survey from a suspended scaffold
  • Evaluation of existing conditions of granite panels and associated sealant joints
  • Design of granite panel repairs that included anchoring of loose pieces on the exterior facade and parapet
  • Recommendations for removal and replacement of sealants
  • Preparation of construction documents

In a later phase, SGH assisted HOK and the landscape architect with detailing and observing plaza and below-grade waterproofing installation. Highlights of our work for this phase include the following:

  • Evaluation of below-grade and plaza leakage
  • Recommendation for waterproofing replacement
  • Detailing of waterproofing tie-ins at plaza and below-grade
  • Observation of waterproofing installation
