Adjacent to the city’s new central library and just blocks away from Petco Park, K1 at 330 13th Street offers residents a variety of community areas for gathering and relaxing. The building includes 222 apartment units, ground-level retail space, a podium-level amenity deck with a pool, and below- and above-grade parking. The twenty-three-story building features private balconies and floor-to-ceiling window walls alternating with opaque panels. SGH consulted on the building enclosure design.

Scope | Solutions

SGH consulted on the design of below-grade and at-grade waterproofing, podium and balcony waterproofing, exterior wall and glazing assemblies, and low-slope roofing. Highlights of our work include the following:

  • Reviewed the proposed design, helped select systems, and suggested ways to improve performance

  • Prepared design performance criteria and recommended a scope for mockups and testing included in the project specifications

  • Developed details to integrate the various assemblies, such as exterior wall systems (e.g., window wall glazing, metal panel rainscreen, cement plaster, and glass fiber-reinforced concrete wall panels) and their intersections with below-grade, podium, and balcony waterproofing

  • Collaborated with the project team to detail an alternate air barrier assembly following a mid-project change in the rainscreen design and to maintain enclosure continuity and system separation at locations where incompatible exterior wall systems intersect

  • Helped identify and clarify podium waterproofing installation requirements and helped coordinate membrane transitions and terminations at the podium perimeter and at the spa/pool areas

  • Witnessed performance testing of installed window assemblies

  • Provided construction administration services, including reviewing contractor submittals, visiting the site to observe ongoing construction, and helping the contractor resolve field conditions
