The Stacks
Scope/Solutions
Akridge, along with National Real Estate Advisors, is developing The Stacks, a multibuilding, mixed-use property at Buzzard Point in Southwest Washington, DC. With a focus on walkability, The Stacks development creates a residential neighborhood with ground-level retail and pedestrian paths. SGH consulted on the building enclosure and performed a structural peer review for Phase 1, including three residential towers and a below-grade podium.
Retained by the developer, SGH collaborated with the design team on the project. We provided building enclosure commissioning services and assisted with the building enclosure design for the podium, three buildings, and two linking pedestrian bridges. Highlights of our work include:
- Podium. The two-level podium, which houses a loading dock, parking, and support space, will be constructed in two sections and eventually support all nine buildings. To accommodate the podium’s expansion in Phase 2, the structure was constructed with three concrete foundation walls and a sheet pile wall at the interface between sections that will serve as a water management until Phase 2 is constructed. SGH consulted on the waterproofing design for the below-grade structure and podium‑level waterproofing.
- Residential Towers. SGH consulted on the facade and roofing design for the three towers, featuring brick rainscreen cladding, windows, curtain walls, and amenity roofs. Our work included reviewing the proposed design and recommending ways to improve performance, helping develop details for the various systems and their integration with each other, and providing construction phase services to support the project’s quality assurance effort.
SGH also performed a peer review of the structural design documents prepared by SK&A. Our review of the base building structures and podium focused on constructability issues, opportunities for value engineering, and document completeness, and followed the guidelines in the International Building Code.
