Scope/Solutions
CityCenter DC is a 2.5 million sq ft project with six eleven-story buildings: two office towers, two apartment towers with 458 rental units, and two residence towers with 216 condominiums all constructed over a shared, below-grade parking garage. Apartment buildings are differentiated from the residences through variations in cladding types and configurations. SGH consulted on the building enclosure design for all six buildings and highlights of our work on The Apartments and Residences at CityCenter are below.
SGH consulted on the building enclosure systems for the four residential buildings, including below-grade waterproofing, storefronts, windows, precast cladding panels, terra cotta cladding, rain screens, low-slope roofing, green roofing, balcony and terrace waterproofing, and the swimming pool. Our work included:
- Reviewing the proposed enclosure design and developing details to integrate them with each other and with the enclosure systems on the intersecting structures
- Evaluating terra cotta cladding for different applications, including exterior rain screens and balcony demising walls, and developing a testing protocol to assess its suitability
- Consulting on modifications to the primary enclosure design to accommodate custom build-outs for retail tenants at the ground floor
- Participating in mockups of the terra cotta wall assembly and window systems and helping the project team remedy the detailing to meet requirements
- Working with the project team during construction to address glass breakage, water leakage, wood flooring issues, and terra cotta cladding damaged during construction
- Provided construction administration services, including reviewing building enclosure submittals, visiting the site to observe ongoing construction to compare with the design intent, witnessing field performance testing on windows, and helping the construction team resolve field conditions
