Constructed in 2009, the high-rise building at 3242 Peachtree Road NW, formerly known as 05 Buckhead, was the first residential development in Buckhead Place. The owners of the twenty-story tower wanted to protect the building’s stucco-clad exterior walls and concrete balconies, and mitigate future leaks by applying new coatings. SGH investigated the existing construction and developed repairs.
Our investigation included reviewing relevant project documentation by others, conducting a visual survey, and making observations at exploratory openings in the exterior walls. SGH collaborated with the owner and concluded that applying an elastomeric coating to the exterior walls and new pedestrian traffic coatings to the balconies would meet their performance expectations. We provided design and construction-phase services for the rehabilitation project. Highlights of our work include:
- Evaluating repair and coating options to determine the most suitable products for the intended applications and assessing the compatibility with other building materials
- Designing details at transitions to other assemblies
- Developing a program for conducting installation mockups and testing adhesion
- Preparing bid documents for the work
- Providing bid- and construction-phase services, including helping select a contractor to install the coatings; visiting the project to observe the mockups, testing, and final application; and helping the construction team address field conditions
- Recommending a maintenance plan for the coatings
