Sango Court
Scope/Solutions
Constructed with modular units, Sango Court offers 102 affordable apartments near the Milpitas BART Station. The development includes two five-story buildings linked by open-air, pedestrian walkways that cross a public plaza. SGH consulted on the building enclosure design for the project, which incorporates sustainable design features, such as rooftop photovoltaics and sunshades.
SGH consulted on the design and construction of slab-on-grade and podium waterproofing, exterior wall assemblies, low-slope roofing, and pedestrian bridge and stair waterproofing. Highlights of our work include the following:
- Reviewing the building enclosure design for airtightness, watertightness, thermal performance, and condensation resistance
- Recommending ways to improve performance and constructability
- Consulting on waterproofing for the slab-on-grade and courtyard podium, featuring landscaping and hardscaping, and integrating that assembly with the building
- Recommending waterproofing and air barrier systems for the bridges and exterior walkways
- Helping develop details for the modules prefabricated with waterproofing and clad with fiber cement rainscreen panels and cement plaster in the field
- Visiting the fabricator’s plant to observe their construction and quality control processes, and witness water testing of factory-installed window units
- Consulting on details to integrate the prefabricated modules with the slab-on-grade waterproofing, with each other, at each floor level, and at the roof
- Providing construction phase services, including reviewing submittals, visiting the site to observe installation of the modules and other building enclosure assemblies, and helping the project team address field conditions

The thirteen-story Eastern Columbia Building exemplifies the Art Deco Zigzag Moderne movement. SGH investigated cracked and spalled cladding and developed a restoration program as part of the property's rehabilitation and adaptation for reuse as condominiums.
