Scope/Solutions

Completed in 2009 and designed by Richard Meier, the fifteen-story condominium building at 1 Grand Army Plaza is officially named On Prospect Park, highlighting its premier location fronting the park adjacent to the Brooklyn Museum and the Botanic Garden. Shortly after construction, homeowners reported leaks into the building. The property manager retained SGH to investigate the source of leakage and design repairs.

Our investigation focused on the roof and residential balconies and terraces. Each unit has a balcony or private terrace with a perimeter glass balustrade and a concrete deck covered with waterproofing and wood decking. The roofing system is a protected roof membrane assembly (PRMA) system with transitions to unitized curtain wall glass parapets, inside and outside corners, and complicated wall flashing details.
SGH performed visual surveys, made observations at exploratory openings, water tested to identify leakage paths, and estimated the extent of repairs required. We then designed repairs for the roofing and balcony waterproofing systems and provided construction administration services, including reviewing contractor submittals, visiting the site during the work to monitor the progress, helping address field conditions, and water testing the repair areas to confirm they effectively addressed the water leakage.
The building remained fully occupied during construction. Each terrace and balcony was accessed from the exterior via pipe scaffolding and the adjacent floor-to-ceiling glass on the exterior walls required extra care and protection.
