The University of Connecticut’s (UConn’s) Fine Arts Building is a u-shaped, two-story building built in 1974. The building is a ribbed concrete masonry unit load-bearing structure with low-slope built-up roofs, batten-seam metal roofs, and aluminum windows and curtain walls. The building has a central courtyard and raised concrete terraces that provide access to the paved parking areas and adjacent loop roads. The building enclosure systems had aged and the University was concerned with leakage and deterioration. In addition, inadequate stormwater management had caused damage to the building, its terraces, and paved parking areas. UConn also wished to explore options to revitalize the landscaping around the building, which had become overgrown.
