Old Town Crescent Condominiums suffered from water leakage since construction in 2002. The residential building is primarily clad in brick masonry with limestone accents and exterior stucco at window bays and setback walls. SGH investigated the causes of water leakage and designed repairs for the four-story building.

Scope | Solutions

The building features a setback in the top floor wall system, creating private terraces at the fourth floor units along the north elevation. SGH investigated leakage at the upper level units and highlights of our work include the following:

  • Evaluated terrace roofing and stucco wall systems along the north wall

  • Performed water testing to identify leakage paths

  • Presented our recommendations to the Old Town Crescent Unit Owners Association and helped them make repair decisions

  • Designed repairs, including recladding terrace wall systems, reconfiguring roofing around the new wall systems, and replacing windows

  • Assisted the condominium association in soliciting and evaluating contractor bids

  • Reviewed submittals to compare with the design intent

  • Visited the site to review ongoing construction to compare with the project requirements
