Completed in 2003, Meadow Stone Lodge consists of two buildings with a variety of condominium configurations.  The lodge, in the Kirkwood resort south of Lake Tahoe, offers easy access to the ski slopes and other activities for outdoor enthusiasts.  SGH investigated concerns of homeowners and the homeowners' association (HOA), including the performance of the building enclosure (such as water leakage through wall siding, doors, windows, and roofs), inadequate handling of snow melt, problems with hot water (both domestic and heating), electrical and plumbing systems, and several other issues.  Working for the HOA's attorney, SGH first assisted in the mediation discussions that led to a settlement and then developed repair options to address the identified design and construction issues.

SGH produced construction documents for the building envelope repairs, which included replacing the exterior fiber-cement siding, replacing some metal-clad wood windows and all doors, repairing other windows, installing traffic deck coatings at balconies, local roof patching, and injection grouting of below-grade wall cracks.
