Collaborating with the project team, SGH completed a detailed parking demand analysis and evaluated programming for both parcels. We planned for a two-phase development. Phase I included surface parking to accommodate parking during the design of Phase II, which included construction of structured parking with rentable function rooms over the parking levels.
For Phase II, our team developed concepts for the structural, civil, architectural, lighting, MEP (mechanical, electrical, plumbing), and fire protection work. SGH designed the structure, performed a geotechnical study, and collaborated on the functional layout. Highlights of our work include the following:
Established a demolition plan and parking layout for the surface lot
Prepared a preliminary design for a three-level precast concrete parking structure with function rooms above
Developed a first floor layout to include general parking, parking for the Boston Police Department, and retail space
Determined that deep foundations would be needed based on the geotechnical study
Coordinated the building design with an existing seawall at the site
Integrated lighting, MEP, and fire protection systems for the functions rooms with the design of the parking structure below
SGH prepared cost estimates based on the preliminary design concepts. EDIC used the cost estimates to help plan for future development at the site.
